Chris Baran is the founder of Multi Art Renovations and a Manhattan general contractor. He walks kitchens, baths, and apartments in co-ops, condos, and townhouses before he writes an itemized estimate — board packages, DOB permits, and wet-over-dry plumbing included.

I still walk every job myself. A photo does not show a wet-over-dry stack, a Tuesday-only water shutoff, or the alteration agreement that will decide your hours. If I cannot see the room, I will not invent a number.

Case Study

According to the NYC Department of Buildings[1], most plumbing and electrical work inside an apartment needs a permit. Source: NYC DOB permit rules. In practice I see board approval take two to eight weeks before demo, a same-layout bath often four to six weeks on site after that, and a galley kitchen closer to eight. Those are not quotes — they are what I have watched in co-ops and condos. See original project photos on our case studies.

Lessons Learned

According to the EPA Renovation, Repair and Painting program, homes built before 1978 may contain lead-based paint. That is why Multi Art Corp is EPA Lead-Safe RRP certified (#NAT-48160-4) before we disturb old layers in pre-war Manhattan units.
