Case Study
Basement Living Space Conversion
- Neighborhood
- Upper East Side, Manhattan
- Building type
- Townhouse
- Timeline
- Approximately 3.5 months (planning through completion)
An unused lower level in an Upper East Side townhouse converted into functional living space — moisture mitigation, new flooring, recessed lighting, and custom doors and trim. Multi Art Renovations managed the full scope from assessment through final walkthrough.
The challenge
The townhouse owners had walked past that raw lower level for years — moisture at the foundation wall, low ceilings, and electrical that could not support a finished living area. Converting cellar space in Manhattan requires waterproofing before drywall, coordination with existing boiler zones, and egress planning if the room becomes habitable. Limited street access for material delivery added logistics complexity that suburban basement guides never mention.
Scope of work
- Moisture assessment and foundation-wall mitigation
- Subfloor prep and engineered hardwood flooring
- New drywall, insulation, and paint
- Recessed LED lighting plan throughout
- Electrical panel coordination and new circuits
- Custom interior doors and finish carpentry
- HVAC coordination around existing utility zones
- NYC DOB electrical permit and final inspection
Timeline
Approximately 3.5 months (planning through completion)
- Assessment and scope planning2 weeks
- DOB permits and electrical filing3 weeks
- Construction10 weeks
The outcome
After moisture mitigation and new subfloor prep, the space received drywall, engineered hardwood flooring, a recessed lighting plan, and custom interior doors with updated trim throughout. Electrical was upgraded to support lighting and receptacles for a media and lounge area. The lower level now functions as usable living space rather than unfinished storage.
