The challenge

The homeowners had waited years to address a dated master bath — failing grout, poor ventilation, and a layout that wasted every inch of a roughly 45-square-foot condo footprint. The Chelsea building required insurance certificates, floor protection in common areas, and exhaust ducting tied to existing shaft paths. Keeping the toilet and shower drain locations avoided riser work and shortened board review compared with a full layout change, but the timeline still depended on weekday-only work hours and careful sequencing.

The outcome
